The original porch and columns were removed for some reason.

The owner wanted to replace the porch.

A new block foundation.

New concrete porch.

New steps.

Upper 3rd is a parapet wall. Lower 2/3 is a utility room.

This recently purchased home had a serious structural problem. The home inspections over several years did not identify the problem. I was called in for an unrelated issue and suggested the client consult an architect as soon as possible to assess the problem.

The existing board was undersized which caused it to break in several areas. Rafters are supported and cut to receive a larger board.

The rafters where slightly spread apart to ensure that they would close tight against new ridge board.

The ridge intersection was spreading apart and potentially on the verge of failing. The knee walls, new ridge, colar ties and new post ensures  the roof system structural integrity. The post was saved from a previous job and reused here.

Installation of a high quality mortise lockset on 1 inch thick shutter. Lockset is encased in wood to match shutter esthetic.
